HOMEOWNER’S ASSOCIATION

The differences between homeowners’ associations and condominiums is the form of ownership. Condominium owners have individual ownership interest in the interior of their property and share in the ownership interest of the structures, land areas and common amenities. Owners in homeowner’s associations own interest in their entire structure (interior and exterior) and surrounding land and are responsible for the upkeep of same. They share ownership and expenses in the common facilities only. These common facilities often include pools and/or tennis courts and a few have guardhouses or gates. They therefore require modest fees to maintain these facilities. Although most are owned as a primary or secondary home, a few are used as vacation rental properties.

SANIBEL & CAPTIVA SINGLE FAMILY HOMES

On an average, there are about 200 single family homes on the market. The majority of these properties have three bedrooms with two baths. Lot size can vary dramatically but, overall, tends to be around 12,500 to 20,000 square feet in size. Most homes are just under 2,000 sq. feet of interior air-conditioned space.

Sanibel currently has three golf course communities: The Dunes and Beachview Golf and Country Clubs, with 18 hole courses. A private 18 hole golf course community is built at the northwest tip of Sanibel; The Sanctuary on Wulfert Point. Captiva’s golfing facility is at the northernmost part of the island within South Seas Plantation. It is a 9-hold regulation course at water’s edge.

There are basically five categories for island homes: Gulf Front/Bay Front Homes, Near Beach Homes, Bayou Front Homes, Canal Front Homes and Central Island/Inland Homes.

GULF FRONT/BAY FRONT HOMES: On the Gulf side, these homes are the premier island properties. Some home sites are estate sized and can be well over an acre. Houses in these locations are some of the largest, with many over 3,500 square feet in size. The views are considered by many to be equally attractive with the aquatic life of the bay location being of special interest.

NEAR BEACH HOMES: There are several residential areas on Sanibel and Captiva which afford the owner a private access to the beach, generally within easy walking distance. In some cases the properties may share common amenities, such as pool and tennis courts. Beachview County Club with its 18 hole golf course is a near beach community.

BAYOU FRONT HOMES: Most of these properties are located on the western end of Sanibel and on Captiva. Some of the Bayous, such as Dinkin’s Bayou and Roosevelt , have direct boating access to the gulf. The properties on Captiva facing Roosevelt Channel are estate zoned and can be quite spectacular.

CANAL FRONT HOMES: The attraction to living in these homes is the fact that you can have a private boat mooring in your own backyard. There are two basic locations for these properties: those affording direct access to the gulf (sailboat or higher profile boats) and pleasure boats (fishing boats, small cabin cruisers, etc.) These locations are determined by whether or not the vessel would need to pass under a bridge to access the main waterways. Direct access homes are considerably more expensive. Canal homes are in high demand because of their accessibility and attractive water views.

CENTRAL/INLAND HOMES: This category contains the greatest number of homes. Since it is difficult on Sanibel and Captiva to be more than a mile away from any beach, some people might argue that these properties should be considered near beach as well. Residents of Sanibel can purchase a beach access sticker for their vehicles which allows them to park at over a dozen private access locations. Central Island homes make up some of the nicest communities on the island, including The Dunes Golf and County Club, Gumbo Limbo, Belle Meade and Sanibel Lake Estates. Lots tend to be somewhat larger in size and homes average 1,800 square feet. The Sanctuary at Wulfert Point offers homes on a private golf course.
